A listing tells you what's for sale. An expat forum shares other people's experiences and opinions. Neither one checks the HOA's finances, confirms whether that addition was ever permitted, or tells you what daily life is actually like on that street. We do, independently, before you decide, not after.
Costa Rica has no title insurance. Due diligence is the buyer's only real protection, not a backup to some other safety net. Real estate here is also largely unregulated, no mandatory agent licensing, no legal fiduciary duty, which means the same agent can legally represent both sides of a single deal.
Buyers are routinely told to get independent representation. Very few independent options actually exist to do it. Whether a sale happens or not makes no difference to us, that's what makes the facts worth trusting.
