Printed on your report. It looks like TR-2026-0001-FQQ8SB. Include the six characters after the number, they are part of the ID.
Why this matters
This is what makes a report worth showing. A seller who commissions one is not asking a buyer to take their word for it, and a buyer who is given one does not have to.
- The version published here is the authoritative one.
- Where a copy differs from it, the copy has no standing.
- Findings cannot be edited, removed or redacted. Altering a report ends the permission to share it immediately.
- Checking is free, takes a few seconds, and needs no permission from whoever handed you the copy.
What you are checking
The version published here is the authoritative one. A report can be a PDF, a printout, or a photograph, and any of those can be changed after we issue it. The copy at the address below cannot, because we control it.
Compare what you were given against what you find here: the property identified, the edition, the dates each source was checked, and every finding. They should match exactly.
If they do not match
The version published here governs. Our Terms state that where any copy differs from the hosted version, the hosted version controls and the differing copy has no standing.
Tell us at contact@jotapropertiescr.com. Send the copy you were given and say where it came from. We will confirm what the report actually said, and we can record on the published version that an altered copy is in circulation.
If the ID is not found
It usually means one of three things:
- The ID was typed incorrectly. Check for a missing character, and note that the format is TR, a four-digit year, four digits, then a six-character code.
- The report was not issued by us. Nothing we produce lacks an ID.
- The report has been withdrawn, or the property was sold and the owner ended publication. Write to us and we will tell you which.
What a report is, and is not
A report states what the public record said on the dates stated. It is not an endorsement of the property, not a valuation, and not a statement that the property is a good buy or suitable for you. Records also change, so a report that was accurate on the date it was pulled may not describe the position today.
If you are buying, you are free to commission your own verification, and we would encourage it regardless of what anyone has handed you. The editions are here, and our free buying guide explains the whole transaction.
